To be eligible for an apartment you must prove that you have enough income. The following directives are applicable:
You have a fixed, gross monthly income that’s at least 3,5 times the monthly rent.
You’re allowed to include your annual holiday bonus in your sums. If you earn less than standard income, please contact your estate agent for consultation regarding your situation.
Yes, 50% of their income may be included in the sums.
No, house sharing in 360 degrees is not allowed. House sharing is when you live with two or more people, where there is no question of a sustainable partner relationship. Unfortunately, you cannot rent with us with friends, colleagues, acquaintances, etc.
Your income must be guaranteed by the tax department over the last two years. You can request such a statement on the website of the tax authorities.
We usually do not ask for caution money. Exemptions are: situations where extra security is required. For example: you have your own business, or no permanent but only a temporary contract. We’ll let you know asap what applies for you with regards to caution money, before you receive a contract.
We expect delivery of the first units in mid-2022. The actual delivery time depends on the building progress.
Planning a new construction has it pitfalls and numerous factors contribute to on time delivery, think about connecting electricity, internet, plumbing, it’s never quite ready when you want it to be. Despite it being in everyone’s best interests to have a expedient delivery, that’s not entirely in our hands. We’ve agreed to let the tenants know well in advance when delivery is expected. Our hands are tied in this respect due to what the contractor can achieve. We understand that your planning may be impaired so we urge you to take this into account when communicating with your suppliers.
Everyone who meets the requirements has an equal chance to get an apartment. If more than one person chooses the same apartment in their preference there will be a draw.
If you want to make the best chance for a unit we deeply urge you fill out the questionnaire to the best of your ability and to express your preferences for more than one unit.
It depends on your employment situation. By using Ockto to test our tenants, we hope to curtail the number of documents needed. Once rentals begin we’ll inform you as to what documents are needed.

Registration for 360 Degrees won’t cost you a penny. You can do that without any obligation.
It’s only possible to rent a unit if you have a suitable income according to our income standard. It’s only possible If you meet that standard. Read the answer in the FAQ about the income standard. For your information, no more than two tenants are allowed to register per unit. Therefore it isn’t possible to share with a group of students. We won’t accept a guarantee from third parties, such as parents of studying children.
12 months is the minimal rental period. The period of notice is one month and starts on the first of the next month.
Yes, a service charge is mandatory on top of the flat rent. The monthly advance can be found in the price-list. The cost of maintenance of the communal areas is covered with this charge. You will receive an annual overview of the expenses made, together with a overview of what you and the other tenants have paid in advance. Other expenses such as electricity, internet, taxes and insurance are not our responsibility. The units aren’t connected to the natural gas network.
Parking spaces are optional to rent. The price of a parking space is €175 for a space under the building, or €150 for a space in the external garage. Contact the brokers for availability.
During construction this isn’t possible. An illustration must do for now. Due to safety precautions it isn’t possible to organize a viewing day.
Yes, pets are allowed as long as they do not cause a nuisance to the other residents. If damage is caused to the house by a pet, this will always be recovered from the tenant. Further information about keeping pets can be found in the rental agreement.
Some units have their own shed in the basement. Otherwise there’s a communal area on the first floor.
The illustrations are Artist Impressions meant to give you an idea as to what one can expect. It won’t necessarily be an impression of your unit of choice. The units will be delivered without an unfinished floor. The bathroom, kitchen and wc will have tiled floors. The layout of the units can be found in the floor plan. The location of the unit is on the floor plan.
The walls will be prepared for painting. This means you must paint your own walls. New constructions have a tendency to show hairline cracks in the walls. You can more often than not overcome this by wallpapering the walls.
All units will have white sanitary units. The free hanging toilet and fountain are made by Laufen. Grohe supplies the shower thermostat mix tap. The shower drain is by Easydrain. The bathroom will also have an electric towel radiator.

No, this is not the case. The units are heated by a heat pump. Cooking is electrically based and uses induction.

The standard height is 30cm. Some sockets have a different height, for example for the washing machine.
Yes. A videophone is standard. Before opening the door you can see who’s there.
A heat pump provides heating. This is fed by extracting energy from the ground to warm your apartment. This is through floor heating.

Yes. The apartments also have floor cooling. Floor cooling serves as top cooling. It offers a few degrees cooling when compared to a situation without cooling. Be aware: there is no built-in air-conditioning.
Water is heated by the heat pump and a boiler vessel. Even though this is a large vessel, successive use may cause limitations in your hot water supply.

Yes, this is possible. The bedrooms and the bathroom are equipped with an adjustment for the temperature there.
These are rebated doors. They fit in a steel framework without a skylight. A skylight is generally a window above a door.
The cabin size of the elevators is 2,10m deep and 1,10m wide. The cabin is 2,20m high. The access to the elevator is 2,10m high and 0.90m wide. Upon delivery you may find panelling in place as protection of the elevators
Optical fiber placement is in the planning. Ziggo and KPN can provide more information.
A heat recovery system provides ventilation for the units. Practically every room has white ventilators in the ceiling for air refreshment.
Read the rental contract diligently. All the necessary requirements are stated there-in.
The connection and drain for your washing machine can be found in the indoor storage of your unit.

The garage has four charging stations. In the future this can be expanded.

360 Degrees is located on the Grasweg and Hetty Blokstraat in Amsterdam. 360 Degrees is not only situated on the waterfront but also centrally in the city with plenty of facilities at hand.
Parking areas are to be found and for rent in the underground garage.
Parking permits aren’t available, an extra vehicle means an extra parking space must be rented.
Amvest, owner of the project have installed an administrator to deal with their affairs. The administrator is Van der Linden Real Estate Management, together with Uppmärk they will handle the rentals.

Besides the housing there are 3 commercial units on the ground floor. These can be used as office space or as a catering site. There’s an underground parking area with a few storage units. The first floor also has a communal bicycle storage area.

The side of the building in the Grasweg faces the south-west, this means afternoon sun. The north point of the compass is to be found on the plans. The top of the floor plans indicates the north-east.
There’s a ferry terminal on both the Distelweg and the Buiksloterweg. Both ferries take you across the IJ. There’s also a metro station, Noorderpark. A bus station, Mosplein. Central Station is a few minutes away by bicycle.
